Agency Fees

All persons over the age of 18 years that will be living at the property must complete a Tenancy Application Form and will need to attend our offices to sign contracts; this will include any guarantor, should you require one.


Tenant or Tenants seeking to rent a property through Jon Rosi Management will have to pay an agency fee (as listed below) and once the property has been chosen.  This figure will be in addition and separate to the one month’s rent in advance and deposit required.  Should the applicant(s) withdraw their application or fail referencing within the first five days of paying the agency fee then 50% of the agency fee will be refunded. After five days the agency fee is non-refundable. The sum will however be refunded should the Landlord reject your application unreasonably or withdraw the property from the market.


Please note that all applicants will be fully referenced and no tenants will be able to organise a moving in date until you have had confirmation from our offices that we are in receipt of all acceptable references.  We reserve the right to reject applicants who fail to meet our reference requirements. 


Jon Rosi Management is not responsible and will not pay for any charges raised in respect of references provided by the applicants Banks or Building Societies or any other Letting Agencies.


All tenancy agreements will be signed in our offices only.  You will be required to pay prior to taking possession of the property, all outstanding monies in respect of the first months rental, the holding deposit and any outstanding administration charges by Debit Card (UK bank accounts only) Cash, Bankers Draft or Building Society ChequeNo personal cheques or Credit Cards will be accepted on the tenancy start date. 

Very important information with regards to the “Right to Rent Law” as failure to supply us with the identification, and if applicable, visas below will mean you are unable to sign a tenancy and move into the property!


All tenancy applicants, including occupants over the age of 18, must provide us with original copies of their passport or identity cards, and if applicable, Visas. We will need to see and take copies of the original documents from the proposed tenant(s), and or, occupant(s) within our offices and with the tenant(s) or occupant(s) present. If you do not have a passport or identity card then other forms of identification may be acceptable, but you will have to confirm this with our agency beforehand.

If copies of the identification and visas are taken 28 days before the proposed commencement of the tenancy agreement, then copies will need to be retaken again prior to the tenancy commencement date.

If you are a citizen of the following countries then you will not be required to supply us with a copy of a visa. Any citizens of any other countries not listed will have to supply us with a copy of current visa giving permission to reside in the UK. Other forms of documentation may be acceptable if a visa is not available, but you will have to have this confirmed with our agency beforehand. Further copies of the visa and identification may be required after 12 months from the tenancy commencing.

EEA Nationals ( European Economic Area) Austria, Belgium, Bulgaria, Croatia, Republic of Cyprus, Czech Republic, Denmark, Estonia, Finland, France, Germany, Greece, Hungary, Iceland, Ireland, Italy, Latvia, Liechtenstein, Lithuania, Luxembourg, Malta, Netherlands, Norway, Poland, Portugal, Romania, Slovakia, Slovenia, Spain, Sweden and the United Kingdom.


All tenants will be required to pay:


  • 1 Months rent in advance

  • Deposit equivalent to 1 ½ month’s rent

    (If held by Jon Rosi Management and protected under The Tenancy Deposit Scheme (TDS) no interest will be paid)

  • Tenant’s administration and referencing charges will include counterpart tenancy agreement and property / inventory check in.


    Tenants administration, referencing and additional charges are detailed below and based on the number of applicants (tenants over 18) taking a property.


    1 Applicant                    £330.00 inclusive of VAT (£275.00 plus VAT)

    2 Applicants                  £390.00 inclusive of VAT (£325.00 plus VAT)     

    3 Applicants                  £450.00 inclusive of VAT (£375.00 plus VAT)     

    4 Applicants                  £510.00 inclusive of VAT (£425.00 plus VAT)

    5 Applicants                  £570.00 inclusive of VAT (£475.00 plus VAT)

    More than five applicants would be an additional £60.00 inclusive VAT (£50.00 plus VAT) per applicant


    All single occupant bedsits - £180.00 inclusive of VAT (£150.00 plus VAT)


    Guarantor referencing fee - £60.00 inclusive of VAT (£50.00 plus VAT)


Tenants will be subject to a Renewal of Tenancy Agreement fee of £72.00 inclusive of VAT (£60.00 plus VAT), should they further extend their Tenancy Agreement. For any Re-Assignments of Tenancy, there will be a charge of £180.00 inclusive of VAT (£150.00 plus VAT) which will include referencing of one applicant. Each additional applicant to be referenced will be charged at £60.00 inclusive of VAT (£50.00 plus VAT)

Tenants may also be charged for each reference request supplied or correspondence request.  Each reference letter or correspondence letter will be charged at £30.00 (£25.00 plus VAT).

 Jon Rosi Management Ltd is a licensed National Association of Estate Agents (NAEA) agent and has client money protection with National Federation of Property Professionals (NFOPP) we are also a subscribed member of The Property Ombudsman scheme.
