Tenancy Agreement / Payment Info
All persons over the age of 18 years that will be living at the property must complete a Tenancy Application Form and will need to attend our offices and sign contracts; this will include any guarantor, should you require one.
Please note that all applicants will be fully referenced, and no tenants will be able to organise a moving in date until you have had confirmation from our offices that we are in receipt of all acceptable references. We reserve the right to reject applicants who fail to meet our reference requirements, and or, give false information or statements.
All tenancy agreements will be signed by adobe sign or in our office only. You will be required to pay prior to taking possession of the property, all outstanding monies in respect of the first month's rental and the tenancy holding deposit need to be paid by Debit Card (UK bank accounts only) Cash, Bankers Draft or Building Society Cheque. No personal cheques or Credit Cards will be accepted on the tenancy start date.
Relevant Permitted Payments and monies to be paid at the commencement of a tenancy.
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
Before the tenancy starts payable to Jon Rosi Management Ltd ( ‘the Agent’)
Holding Deposit equivalent to : 1 (one) week’s rent. (This will be offset against the tenancy deposit at the commencement of the tenancy)
Tenancy Deposit: equivalent to 5 (five) weeks’ rent
One months rent in advance
During the tenancy (payable to the Agent)
For English properties:
Payment of £50 including vat if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate.
Pay reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television license
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Company Lets
Company lets that fall outside of the housing act and form a contractual tenancy will have a £490 including vat (£450 plus vat) arrangement fee.
